LOT DETAILS:

Waterfront lot at Lake Thunderhead in Unionville, Missouri. Lot size is 85' at road. 148' on North side, 158' on South side, and 115' on the water side.  Please note that ownership, even though it stops short of the water, runs to the water by running a strait/perpendicular line, (as seen in the dotted lines) to the waters edge, using the property lines from Road to water.    .44 acres includes the additional area of the lot at the water.

DOCK REQUIREMENTS:

The lots in Northbay addition at Lake Thunderhead,  are required to run their docks parallel to the land, not extending the dock more that 6' or a dig back is required.  This lot has not been had a dig back, and I would recommend that one do that, to give you plenty of boat space.

SHALLOW AREA OF WATER:

Since the beginning  of the development in this area, there is a shallow area denoted in the map on this listing. There is a channel down the West side that is approximately 30' wide and 6' deep.  That is the path that boats use to get in and out of Northbay.  On the East side of the lake there is an additional channel, although not as deep, but deep enough for folks to get in and out.  

Advantage: 1. Less traffic. 2. Easier to swim, kayak, etc.  When you understand where to navigate, there is no issue going in and out. Take note of the boats beyond the shallow area.  

Disadvantage: In low water, in the shallow area, you can't get down that area of the channel.  INTERESTING SIDENOTE: It may have changed by now, but I sent letters to those on the east side of this channel, all the way down, proposing that we all go together and dredge out the center, potentially improving the value of the properties, as the dredging would remove any perception problem of shallow waters.  I did not get one letter or call back that requested that, and the response I did get, was that they know how to navigate the area, and they preferred less traffic.   

SOME THINGS TO KNOW ABOUT LAKE THUNDERHEAD:

1. Building restriction require you to be 75' from the waters edge, 10' from sides of property, and 30' from the road side property pins.  (Can also be measured from the center of the road at 55', (This restriction is for waterfront properties)

2. Northbay lots restrict campers/rv's on all lots. 

3. Northbay utilities are provided as follows: Electric-Northeast Electric Coop., Water-Putnam County Rural Water., Sewer-Lake Thunderhead Development Corp.   This is different than the rest of the lake, with the exception of the Electric.  

4. Once you purchase a property you are considered a "Member" and Association dues in the amount of $1100.00 are due.  These run from April 1st to March 31st of each year.  These fees cover the association dues, trash fees, and current road fee.  

5. Trash is not collected at your home, there is a central dump site for all members.  

6. Size of Lake: Different numbers of acres of water are used but between 1000 and 1500 acres of water. 

7. Fishing consists of walleye, crappie, bass, catfish.  

The lake is a fun place to be, and our lake is multi faceted, offering bare lots to tent on, campers, cabins, homes and luxory homes.  Here you are included, and I think it is one of the best places you could spend your summer.  North Missouri, Lake Thunderhead, is a hidden gem.
